Surveying

All Asbestos Surveys are undertaken in accordance with the Safety Advice Centre Ltd Code of Practice.

Our Surveyors are subject to regular in-house audits in compliance with the HSE standard HSG264.

All Asbestos Surveyors hold as a minimum the following ‘British Occupational Hygiene Society’ (BOHS) qualifications:

  • P402 Building Surveys and Bulk Sampling for Asbestos

Asbestos Management Survey

The standard Asbestos Management Survey is aimed at locating, as far as reasonably practicable, the presence and extent of asbestos or suspect materials which may be encountered during the day-to-day use of a building. Inspections should cover all accessible materials and will involve some minor intrusive inspections to facilitate foreseeable maintenance and installation work. Information should be sufficient to enable the duty holder to manage the risks from asbestos within their building.

Our surveying team have experience in surveying a wide range of properties including but not limited to: schools, universities, hospitals, large commercial and industrial buildings, offices, private dwellings etc.

Our aim is to provide accurate information in a user friendly format to assist our clients in their efforts to safely manage asbestos in their premises.

Refurbishment Survey

A refurbishment survey will be required prior to any work which disturbs the fabric of the building in areas where the management survey has not been intrusive. The refurbishment survey is aimed at locating and describing, as far as reasonably practicable, all Asbestos Containing Materials (ACMs) in the area where refurbishment work will take place. This form of survey is fully intrusive and will involve destructive inspection, as necessary, to gain access to all areas (including those that may be difficult to reach).

Surveys of this nature require extremely careful managing as often survey work is carried out in areas which will be reoccupied prior to the commencement of refurbishment work. Upon completion of the refurbishment survey, our surveying team will leave the site suitable for reoccupation. Quite often this involves Reassurance Air Monitoring.

Demolition Survey

A demolition asbestos survey will be required prior to any demolition work. The demolition survey is aimed at locating and describing, as far as reasonably practicable, all Asbestos Containing Materials (ACMs) in the entire area which is to be demolished. This form of survey is fully intrusive and will involve destructive inspection, as necessary, to gain access to all areas (including those that may be difficult to reach).

Re-inspection Survey

The condition of known or presumed Asbestos Containing Materials (ACMs) should be reviewed at regular intervals to highlight any changes in their condition and impact upon their assessed risk.

Safety Advice Centre Ltd can undertake an independent assessment of the condition of known ACMs and document our findings within a Re-inspection Survey Report. Our Asbestos Surveyors work closely with clients to assess the effectiveness of existing controls and assist with recommendations for any additional remedial actions where necessary.

Contamination Assessments

In the eventuality that asbestos materials have become damaged, it is important to determine the extent of any contamination which may be present. Safety Advice Centre Ltd can undertake a Contamination Assessment to ascertain the presence of asbestos contaminants and advise our clients on the best, practical method to remediate. Quite often in circumstances of contamination, it is important to establish if airborne fibre concentrations exceed the control limit. Safety Advice Centre Ltd can undertake Reassurance Air Monitoring at the time of our Contamination Assessment if requested.
